Property for sale:
2.538 hectares (just over 6.25 acres). Mix of grassland, woodland and a
stream-fed lake (approx 0.75 acre in area and 2m deep). The property is set
in rolling wooded countryside, with lots of greenery and streams that feed into
the local rivers (the Elle, the Aer and the Scorff, all popular for trout
fishing). Local leisure activities include cycling (road and mountain-biking),
walking, hunting and fishing (game and coarse). The nearby village of Priziac
has a large lake suitable for small sailing boats. The plot is situated at the
end of a lane which is owned and maintained by the local community. We have put
up a small wooden shed (4 sqm) on a slab base which is used for storage. A
caravan (5 berth) will also be included in the sale. Taxes for the year (2007)
were 44 Euros, payable to the local tax office in Guemene-sur-Scorff; this is
the only maintenance cost for the property.

Location: France, Central Brittany,
Department 56 (Morbihan); just outside the village of Le Croisty - where
you will find a small supermarket, tabac, bar, charcuterie, hairdressers,
mayor's office, school, church, post office and, best of all, a fabulous bakery.
Nearest towns for larger supermarkets (Champion & InterMarche), etc are 10
mins drive away - Le Faouet (west) and Guemene-sur-Scorff (north-east). The
nearest coast is approximately 30/40 mins drive - best beaches are to the west
of Lorient - Lamour Plage, Guidel Plages, etc. Administrative town for the area,
good for shopping, is Pontivy, approx 20 mins drive away. This is a good central
location, all parts of Brittany are within easy reach on the excellent
road network - there are no toll roads in this region of
France.
Travel: Roscoff (ferry links to Cork, Plymouth, Portsmouth) - approx 1.25
hours by car, St. Malo (ferry links to Channel Islands & UK) - 2 hours
by car, Bolougne/Calais (ferries, Chunnel to Dover) - about 6-8 hours by
car. Airports at Lorient, Dinard, Brest, Rennes and
Nantes.
Wildlife: The woodland is a mix of conifer and deciduous, including sweet
chestnut, oak, silver birch and wild cherry. The lake, which is surrounded by
maturing willows, has some fish at present - trout, golden rudd, etc. Birds seen
have included jays, buzzards, kingfishers, owls, woodpeckers, heron, etc. Bats,
foxes and the occasional deer are seen. Lovely dragonflies, damselflies,
butterflies, moths, etc. Lots of frog- and toad-spawn in the water in early
summer. Flora include yellow iris, angelica and bull-rushes at the waters edge,
broom, gorse and foxgloves, with some bramble and bracken.
Other info: Currently, the property does not have planning permission for a
dwelling. However, it can be used it for leisure purposes, as well as for
cultivating crops, keeping livestock or horses, etc. The local mayor
has informed us that business proposal applications are very likely to be looked
upon favourably (eg. eco-camping, carp or fly-fishing, log-cabin holiday
accommodation, etc). The French would categorise this property as 'terrain de
loisir' - land used for leisure purposes - eg. fishing, hunting, camping,
holidays, weekends. We camped/caravanned at the property for most of
2005 (while we renovated a small house in the area - residential property in
this location is very good value for money) and we found the local residents
very friendly and welcoming; the farmer who owns the neighbouring field has cut
our grass in exchange for the hay since we bought the property in 2004. Walkers
use the lane very infrequently, and the only other field at the end of the lane
is accessed once a year by another local farmer for hay-making. The surrounding
land is agricultural, used mainly for grass, sweet-corn and potatoes and the
property is not overlooked by any other buildings.
There is no electricity at the property,
but local power lines cross the lane approx 500 metres towards the village:
alternatively, this would be an ideal site for a micro-generation electrical
system. For fresh drinking water, a well could be bored.
